With my new axles it is 3.5 loaded. I havent checked it with the water tank full.

I think the speced clearance should be with the unit fully loaded to it's GVWR. If it must have 2.5" of clearance, it must be that 2.5" regardless of it being loaded to it's max or unloaded.
If your's is 2.25" unloaded, it'll likely drop below 2" when loaded. You should get the axle replacement and make it a condition of sale.
Since your having delamination issues already in the unit, I'd be a bit leary. Perhaps you can get a delamination warranty extention as well.

I got a commitment from Jayco today that if I load the trailer and measure the unit and it is less than 2" (which I know it will be) or rubs on the well they will repair the unit. They even went so far as to acknowledge that they will extend this warranty to me as the second owner. I informed them I would not likley be able load the unit until the summer and they confirmed that would not be an issue. I feel satisfyed with their response. Normally they would not extend any warranty to the second owner. They also asked to to ride over some speed bumps and make sure the wheels not rubbing.

If you treat the Jayco staff with respect instead of yelling at them, they'll likely do all they can to make you a satisfied customer. They have the best customer support I've yet seen from any company, electronics, automobile, RV, or utility service!
As I said though, the delamination would be a point I'd likely run from. This is far worse than any axle problem. If they will offer a warranty against delamination after 'replacing' the wall units that suffered from delamination, then I'd consider this trailer.
Laminated built trailers suffer from delamination. I only considered laminate built trailers when I had my Pathfinder. It had a very low hitch rating that only the Ultralights could go below. Not even the so called lightweights were light enough for it's low 600 lbs hitch rating.
With my Sport Trac's 730 lbs hitch rating, I went to stick and tin build since I found a floorplan I really liked that was within the weight requirements. Lightweights were only 300 - 400 lbs lighter than same size stick and tin, which meant even the larger units that suited my needs were to heavy.

Thanks for all your input. I am not the kind to rant & rave when I am trying to get folks to help me. In the short time I have been dealing with Jayco I have found them to be very responsive to me even though I don't own the trailer as yet. As far as the delamination I intend to take what I consider to be a reasonable risk. There are lots of these trailers out there, and yes some do have delamination. I would feel different if it was the main body of the trailer but it was the side walls of the slide. This is a like new trailer, very clean and within the tow limits of my Expedition. I got it for a fairy good price. I would hate to have serious problems such as delamintation. This is my first venture out with a TT which is why I bought used. If I made a mistake it wouldn't hurt as much as if I paid full price.

I thought I should update my last posting.
Jayco replaced my axles as well as the rusted chrome rims. I now have aluminium wheels so there should not be a rust issue again.
The trailer now sits higher and I will have to have a step stool in front of my fold down steps. I was surprised by the new height.
I am thankful for Jayco's warranty as the manufacturer of my previous coach is now out of business but the best warranty is one you never have to use.

I'm glad that I came across this post. I have a 2008 311 LGT and it looks like I only have about 1" clearance. I will be heading up to my dealer to get it taken care of. I also have been dealing with rust on the chrome wheels and will have them fix that.
The torsion flex axle is the only thing that I didn't like about this trailer when I upgraded from the Jay Flight. This trailer has been great for our whole family.

I just heard from my dealer and the axles are on the way along with a new set of rims since the chrome is rusting on the existing rims. Thanks again for this thread.
