Im at the XXX XXXX RV park in GA in my 5th Wheel. It is a combo rv park and mobile home community. I am on the side that is considered permanent, with the mobile homes....Great place! I have been here about a week, and just paid my Feb rent, and intended to stay at least 6 months or so.

My rental agreement says dogs cannot be left unattended. I leash my dog outside my RV, while I am there, with the door open. To me that is not unattended. Unattended would be strapping him outside and leaving for work all day. I do not do that...only while I am there.

I just received a termination notice that I must vacate in 2 days or get rid of my dog because the owner drove by and saw my dog outside on a leash. He claims that is "unattended", even though I was in the RV at the time.

My termination notice says I must be out in 2 days. At the bottom it says if I "hold over" they will start eviction procedures.

Question....can an RV park force you to move after you pay the rent over something like this? No second chances, nothing? They also refuse to give me back 22 days of lot rent!

I don't know the legalities of eviction. They can be complex.

However, your pet was unattended and I don't think you have much of a leg to stand on in that regard.

Your best bet is to ask to speak with the owner/manager and have an adult discussion.

I would agree that the dog was left unattended. Same as if you are in a campground and have a fire in the fire pit, but are inside. The fire is unattended.

Tough call. Personally, we never leave our dogs alone outside for longer than it takes to step inside and grab a drink. So that's what, ten seconds max? We would never, ever sit inside with the dogs outside.

But as others have said, your best recourse is to go have a calm, adult conversation with the owner. Perhaps if you admit that you were unclear about what "unattended" meant he'll change his mind.

You're not being vacated because of the dog. You're being vacated because of you. I think the dog is an innocent bystander in this. I don't think they should keep your money.

You did not say what Breed your dog is. You should at least ask the owner if that had any bearing on your eviction.

After owning many rentals, I will have to back the owner. He is the owner, you were the tenant.

roinhome...sent you a PM. Not sure if your comment was "in general" or if you know something I do not.

Background: Moved in and advised I had a dog. Manager was very overly friendly. We discussed my dog and even though he is a little bigger than the "30-35lbs" they allow, the main thing is he is not an aggressive breed. He is half Husky, half Catahoula, and half Knucklehead! Anyway, no worries. In her defense she did warn me about the hawkish owner on several occasions and warned me specifally about leashing him even though I am sitting 10 feet away with door and windows open.

My dog...this is not a yard dog. THis is my best friend, my companion, my son. This is a well taken care of dog. I work out of my home, so I am with him 24/7. Just like when you are at your "real home", do you not let your dogs go outside without you tethered to them like a damn moron? ALso, my dog is not one of these snotty little barkers like I am listening to RIGHT NOW that yap all freaking day...he does not roam...he is Invisible Fence trained so he NEVER goesd more than 20'-30' from the structure he lives in....he does not go in other yards...he is well-trained to the tune of thousands of dollars and man-hours.

I understand the reality of it all, and that every owner/manager cannot review every single situation on a case-by-case. I understand the rule of law. But I am a good tenant. I pay early or on time. I often pay months in advance. No neighbor issues, etc. NIce, clean lot and RV. While I have one well-maintained and disciplined dog who likes to sit outside all day, he is doing no more harm than the a-hole across the street with six chiwawas who yap all damn day! So, in some cases maybe you DO review individually.

But when I walk in to the office to pick up mail and get ambushed...something is wroing. I suspect the manager who blew her top with me today (twice) is getting flak from the owner. She repeatedly tells me "the owner does not get involved" and will not give me the owner's number. THat is why she maybe got her job threatened. So I do not want her to lose her job, as she is a lovely lady and has been nothing but pleasant the 2-3 times we've talked...until today!
